Though this is not our first rodeo buying a home, this is our first time buying a home that’s not a new construction. I hardly remember anything from the inspection process back in 2011 when we bought our first home because the inspection came back clean as a whistle (obviously since it was brand new).
The home we’re buying this time around is almost 30 years old, and a few cosmetic issues came up on the report. There’s some tree limbs touching the house that we want trimmed, a few side boards need to be nailed down, and there’s a hairline crack in the kitchen countertops that we want professionally sealed. Nothing too major. Fingers crossed that the sellers agree to take care of it all.
The only other thing that popped up concerns the AC unit; it’s 16 years old and though it’s running great, it does have a few small things that need to be replaced. Right now we’re just trying to put ourselves in the position of sellers in a few years. Are we really going to be able to sell this house with what will potentially be a 20 year old system?
Though putting in a new AC unit before we sell will increase the value of our home and make for a much easier sell, we’re talking big dollar signs! Yikes.
We need to tell our realtor by the end of the day what we want to request from the sellers, and we’re playing with a few ideas –
1.) Ask them to fix the two issues that need replacing.
2.) Ask them to fix the two issues that need replacing and ask them to buy us a $450 home warranty to cover a future break.
3.) Ask them to take $5,000 off the total cost of the house so that we can fix it in the future.
We’re leaning towards one or two. We want to ask for the second option, but we also don’t want to push it.
Decisions, decisions! I’m not sure of what the next steps in this process are, but I’m thankful for our realtor who’s walking us through it all. I know we need to get in touch with USAA to discuss insurance, but I’m thinking we’ll put that on next week’s to-do list.
In between all the steps to get those keys, I’ve been pinning stuff on pinterest like a mad woman! I’m so looking forward to getting in there and sprucing it up a bit (on a budget).
